POING / LONDON (IT BOLTWISE) – Munich Housing is advancing its new construction projects in the Lerchenwinkel district of Poing. Already, 76 publicly subsidized apartments have been completed ahead of schedule to create affordable housing for people with low and middle incomes. Another 83 apartments are planned to meet the demand for affordable housing in the region.
Munich Housing Drives Affordable Living Beyond City Limits
Munich Housing, the housing association of the Bavarian capital, continues its efforts to create affordable housing even outside the city limits. In the Lerchenwinkel quarter in Poing, east of Munich, the company has already completed 76 publicly subsidized apartments ahead of schedule. These apartments offer a secure home for people with low and middle incomes and will be available for rent from April 2026.
Early Completion of First Phase
The new apartments are part of a larger project that will see a total of approximately 240 apartments built in several construction phases. The first three buildings on Lerchenstrasse were completed earlier than planned, significantly accelerating construction progress in the region. The apartments range from 40 to 105 square meters and meet the Efficiency House Standard 55. They are connected to Poing’s district heating system and feature a photovoltaic system with a tenant electricity model.
Further Expansion Underway
On the opposite side of the street, Munich Housing has already begun construction on another 83 apartments, 33 of which are rent-controlled. These apartments vary in size between 38 and 117 square meters and also offer modern energy supply solutions. The construction progress is rated as extremely positive by Poing’s First Mayor Thomas Stark and Munich Housing CEO Christian Müller.
In total, approximately 800 apartments are to be built in the entire Lerchenwinkel quarter, with 240 being realized by Munich Housing. One third of the rental apartments are subject to income-oriented subsidies, meaning that rents for some of the apartments are capped and are below the local rental level. These measures help to meet the demand for affordable housing for various population groups such as workers, seniors, and young families.
