Hamburg, 23 December – Hamburg’s Senate is advancing its commitment to providing affordable housing by launching a new project in the Jenfelder Au area of the Wandsbek district. On Monday, Finance Senator Andreas Dressel (SPD) unveiled plans for 44 new townhouses on the last remaining plots of land in the Jenfelder Au new development area, near Jenfelder Allee and Rodigallee.
Houses for Middle-Income Earners
The new townhouses will be offered for both rent and sale, specifically targeting individuals and families with average incomes who currently struggle to afford property in Hamburg. While specific prices are yet to be determined, the initiative aims to make homeownership more accessible. Prospective buyers can expect to apply for these homes in approximately one year.
Construction Bids Open Until March 2026
The project is currently in the tendering phase for construction companies, who have until March 13, 2026, to submit their bids for the building plots. According to the financial authorities, once constructed, these houses must be sold in accordance with the guidelines of the city’s homeownership program.
Final Phase of Jenfelder Au Development
These 44 townhouses represent the final phase of development in the Jenfelder Au new construction area. Since 2010, over 1,200 rental apartments have been built in the surrounding area, transforming the former barracks site into a vibrant residential community. Thomas Ritzenhoff (SPD), head of the Wandsbek district office, emphasized the positive impact of a mixed-use neighborhood with diverse housing options on social cohesion in Jenfeld.
Senate to Release More Land for New Builds
Senator Dressel also announced the Senate’s intention to make more land available for housing construction in the future. He acknowledged that the city’s homeownership program had stagnated in recent years, but stressed the importance of Hamburg’s continued involvement in building new homes.
Innovative Wastewater Recycling in Jenfelder Au
The Jenfelder Au district is also notable for its innovative approach to sustainability. A wastewater recycling plant in operation converts shower and sink water into reusable water for irrigating green spaces. Furthermore, a novel process in the residential area separates, recycles, and utilizes wastewater for energy generation, demonstrating a commitment to environmental responsibility.
