Munich, March 12 – After years of planning, construction has finally begun on the Lerchenauer Feld in Feldmoching, northern Munich. This major urban development project will see the creation of approximately 1,700 apartments, with about 1,000 of them publicly funded. The first apartments are anticipated to be completed by 2028, and the entire residential quarter is projected to be finished by 2032.
Extensive Urban Development Project Underway
The Lerchenauer Feld, an almost 25-hectare site that has largely lain fallow, is set to transform into a modern, sustainable residential quarter. Beyond the apartments, the plans include a primary school, a high school, six daycare centers, several social facilities, and shops, all integrated with ample green spaces.
The Bayerische Hausbau has initiated the first phase of construction, focusing on a 6,300 square meter plot where 165 apartments will be built. Approximately a quarter of these will be for price-controlled rental. This initial phase also includes a daycare center. Excavation work for a nearly seven-meter-deep pit is currently underway, requiring the removal of about 24,000 cubic meters of earth. This volume is equivalent to almost ten Olympic-sized swimming pools.
A Long Road to Construction
The commencement of construction is a significant milestone, given the long history of planning for this site. Initial plans for a residential settlement in Feldmoching date back to the early 1990s. However, a previous attempt in 2002, known as the “Siedlung an der Bergwachtstraße,” was abandoned before construction due to a lack of municipal funds for essential infrastructure.
A new effort began several years later, with the city council approving a new development plan for the Lerchenauer Feld in 2018, which finally came into effect in 2023. During this period, the city, in collaboration with private construction companies, held a competition to determine the architectural and landscape design concept for the settlement. Residents of Feldmoching were also involved in several stages of this process.
Focus on Sustainability and Community
The winning design emphasizes “well-proportioned” green residential courtyards surrounded by apartment buildings. The quarter is designed to be pedestrian and bicycle-friendly, with reduced car traffic. Public transport connectivity is also expected to improve in the coming years with a new tram line planned by the MVG.
Partnerships and Future Phases
The Bayerische Hausbau plans to construct approximately 600 apartments in total, while Concept Bau, another private construction company, will build nearly 700 apartments on their respective plots. The City of Munich, which owns about half of the area, intends to build an additional 500 affordable apartments. The city’s plans also include multiple daycare centers, a nursing facility, an open facility for children and youth, and a school and sports campus. Construction of the campus has been ongoing since 2024.
The first apartments from private developers are expected to be completed by 2028. Bayerische Hausbau aims to finish its first construction phase by then. Similarly, Concept Bau plans to begin construction of 228 apartments, 70 of which will be rent-controlled, by the end of March, with completion also targeted for 2028. Construction starts on other municipal building plots, to be realized by Münchner Wohnen, are scheduled to begin in 2029.
The entire project is slated for full completion by 2032, according to current plans.
