Münchner Wohnen Completes Innovative, Sustainable, and Social Housing Project in Neuhausen Courtyard
Munich, April 8, 2026 – Münchner Wohnen has announced the completion of a new compact residential building nestled within a courtyard of its historic settlement, located between Winthirplatz and Arnulfstraße in Neuhausen. This innovative project introduces 14 new apartments, with a significant portion dedicated to a unique ‘Caring Community’ living concept, fostering neighborly support and communal living.
Maximizing Urban Space with Social Impact
The Neuhausen project exemplifies Münchner Wohnen’s strategy to utilize infill development potential within its existing properties, thereby creating much-needed additional housing in a central urban area. The municipal housing association’s new building, characterized by its dark timber facade, also significantly bolsters social interaction within the community. The core of this initiative is the communal living concept situated on the ground floor.
This section comprises six barrier-free, one-room apartments, developed under the EOF funding model. In collaboration with the Department of Social Affairs of the City of Munich and the Mitbauzentrale, this area will implement the ‘Caring Community’ model. The residents, specifically six senior women, will live independently in their apartments while benefiting from mutual neighborly support and shared community activities. A communal room on the ground floor will serve as a central meeting point, facilitating interaction among residents. The upper two floors house eight standard, privately financed three-room maisonette apartments. The entire building, located in the inner courtyard behind the properties on Arnulf- and Stupfstraße, encompasses approximately 890 square meters of living space.

Such communal living arrangements are important to us, which is why we consistently create these opportunities in our new construction projects.”
Energy-Efficient Construction and Climate Adaptation
Münchner Wohnen constructed the new building using an innovative timber-hybrid design, meeting the high sustainability standard of EH 40. The complex consists of two structures: the residential building and an ancillary building housing substitute cellar rooms, waste disposal areas, and bicycle and stroller storage. The new development utilizes a photovoltaic system installed on adjacent existing buildings as part of the infill project. The Stupfstraße project received funding through the “Climate Adaptation in Housing” model program within the Experimental Housing Construction initiative of the Bavarian State Ministry for Housing, Building and Transport. The program aims to develop contemporary, social, and affordable concepts in collaboration with the housing industry, providing transferable approaches for all of Bavaria. A key focus of this project is the creation of centrally located living space accessible to all generations without restrictions.
Through this infill development, new housing has been created within an established neighborhood without encroaching on new land. The new building replaces a former Münchner Wohnen property management office in Neuhausen, which has since relocated nearby to Georg-Lindau-Straße, across from Arnulfstraße. Concurrently, the inner courtyard has been redesigned and climate-optimized. The existing tree population was largely preserved and supplemented with new plantings. Additionally, measures such as targeted rainwater management and light-colored surfaces contribute to reducing summer heat absorption and improving the microclimate.
