Berlin, May 10 – Federal Justice Minister Stefanie Hubig (SPD) has announced intentions to tighten rent control measures, according to an interview with “Bild am Sonntag.” Hubig stated that the Rent Law Commission would address a package of proposals aimed at combating rent gouging.
Stricter Penalties for Violators
The minister emphasized the need to make rent control regulations “even stricter” for those who intentionally violate them. Currently, landlords who flout the rules are often only required to repay the excess rent collected. Hubig seeks to implement stronger deterrents to prevent such practices.
Addressing Concerns of Landlords and Tenants
When asked about landlords considering selling properties instead of renting due to current policies, Hubig stressed that many people can no longer afford housing, a situation she aims to rectify. She clarified that her focus is on “black sheep” landlords, not honest ones. While unable to quantify the number of such violators, she noted that many tenants do not challenge illegal rent practices, thus implicitly accepting them.
Hubig appealed to landlords contemplating sales to continue renting their properties. She highlighted the urgent need for rental housing, arguing that increased supply would naturally regulate prices and reduce the need for state intervention.
Optimism for Future Improvements
Regarding when the situation might improve, Hubig pointed to a recent dip in rental prices as a positive sign. She expressed confidence that improvements would be seen within the current legislative period, stating that the necessary laws are already prepared.
