Münchner Wohnen’s 2025 Business Report: Significant Growth and Commitment to Affordable Housing in Munich
Munich, July 7, 2026 – Münchner Wohnen, the municipal housing association, has released its 2025 business report, showcasing a successful year marked by significant expansion and a steadfast commitment to providing affordable housing in Munich. Despite challenging market conditions, the company added 1,281 residential units to its portfolio, with 1,217 of these being newly constructed apartments.
Jörg Franzen, Chairman of the Management Board of Münchner Wohnen, emphasized the company’s dedication to social responsibility: “Münchner Wohnen stands for social responsibility and reliability. We create new living space, invest in our existing properties, and ensure that housing in Munich remains affordable for many people.”
Affordable Rents and Substantial Investment in New Construction
As of the end of 2025, the average net cold rent for Münchner Wohnen’s properties was 8.16 Euros per square meter. This figure is notably lower than the comparable local rent according to the 2025 Munich rent index, which stood at 15.38 Euros per square meter, underscoring the company’s role in maintaining housing affordability.
The expansion of Münchner Wohnen’s housing stock by 1,281 units in 2025 included 1,217 new builds and an additional 64 units acquired through existing properties. By year-end, a further 2,723 apartments were under construction. Investments in new construction amounted to approximately 391 million Euros, reflecting a high level of investment for Germany. Beyond new builds, substantial funds were allocated to existing properties, with around 128.9 million Euros spent on repairs, tenant changes, and other maintenance projects, and an additional 27.9 million Euros on modernization initiatives.
Extensive Portfolio and High Tenant Satisfaction
By the end of 2025, Münchner Wohnen managed and administered a total of 74,861 apartments and dormitory places, as well as 1,121 commercial units across the greater Munich area. The company maintains a close relationship with its tenants through 13 property management offices in Munich’s districts and a branch office in Taufkirchen.
Tenant satisfaction remained high, with nine out of ten tenants reporting they were satisfied or very satisfied with their landlord in the annual survey. Jörg Franzen noted, “This high level of satisfaction is a great motivation for us. We don’t just want to build and manage apartments, but to enable good neighborhoods and be present in the districts.”
Economic Stability and Future Investments
Münchner Wohnen demonstrated strong economic stability in 2025, with sales revenues increasing to 628.2 million Euros and a net annual profit of 40.1 million Euros. All profits are reinvested into the company, supporting new construction, the implementation of its climate strategy for existing properties, and the long-term provision of affordable housing.
