Munich, October 1 – Brera Serviced Apartments has announced plans for its third property in Munich, situated at Frankfurter Ring 105. The new location will feature approximately 152 serviced apartments and is slated to open in early 2029. This development marks a significant expansion for Brera in the Bavarian capital, adding one of its largest properties in terms of apartment count to its portfolio.

Redevelopment of an Existing Building

The project involves the transformation of an existing building currently used for office and retail purposes. This approach aligns with Brera’s commitment to sustainable growth by repurposing existing structures rather than new construction. In addition to the serviced apartments, the redevelopment will also include new office and retail spaces.

  • M Small Category: Approximately 80 apartments, 19 to 27 square meters.
  • M Large Category: Approximately 53 apartments, 22 to 33 square meters.
  • L Category: Approximately 7 apartments, 32 to 37 square meters.

The sixth floor will feature a rooftop terrace and a laundry lounge, enhancing the guest experience. Brera’s operational model integrates a fully digital guest process, from booking and contactless check-in to communication during the stay, complemented by personal on-site team support.

Target Audience and Strategic Location

The new Brera property aims to cater to a diverse clientele, including business travelers, project teams requiring accommodation for several nights to several weeks, as well as city tourists and families. The location is particularly attractive due to its proximity to major corporate, technology, and research hubs.

The Frankfurter Ring offers excellent connectivity, with the U2 subway line providing direct access to the city center, the main train station, and the exhibition grounds. Furthermore, the nearby A9 motorway ensures convenient access to Munich Airport.

Project Development and Architectural Design

The project is being developed by a Munich-based investor group. Bergwerk Architekten, with offices in Graz, Lofer, and Munich, is responsible for the architectural planning. The focus is on the continued use of the existing building fabric, aligning with modern sustainability principles.

The Frankfurter Ring area, which runs through the Milbertshofen-Am Hart and Schwabing-Freimann districts, has been undergoing significant redevelopment since 2023, based on a comprehensive master plan by the city authorities.
