Munich, March 2 – A significant urban densification project is underway in the Neuperlach district of Munich, where approximately 280 new apartments are slated for construction. The development, located between Karl-Marx-Ring and Kurt-Eisner-Straße, aims to increase the total number of residential units to around 660 by 2032. While the project addresses the city’s housing needs, it comes with a notable impact on existing residents, as some tenants will be required to move out and will not be able to return to their renovated or newly built homes.
Urban Densification to Transform Neuperlach Landscape
The project involves a multi-faceted approach to expand the housing stock. Initially, existing apartments will undergo renovation and modernization. This will be followed by vertical extensions and additions to current structures. Furthermore, new buildings are planned on previously open spaces, including a prominent twelve-story high-rise building that will serve as a central feature of the redesigned area. According to a presentation to the Perlach District Committee, the primary potential for densification exists at the corners and in the center of the settlement.
Rising Rents and Tenant Displacement
A key concern for current residents is the projected increase in rental costs. Property owners have indicated that after the restructuring, rents will rise to “market-standard prices.” For tenants whose buildings will be completely demolished and rebuilt, there will be no possibility of returning to their former residences. The property owners’ association has committed to assisting these tenants in finding new housing, providing a notice period of approximately nine months.
Project Details and Timeline
The plans for this ambitious development have been coordinated with the City of Munich for over a year. Property owners have now submitted an application for a preliminary building permit, currently covering only the northern section of the settlement, from Karl-Marx-Ring to Quartiersallee.
The first phase of construction is scheduled to commence in mid-2027. This initial stage will see the construction of a multi-story building with nearly 40 new apartments on the parking lot at the corner of Heinrich-Wieland-Straße and Karl-Marx-Ring. These units are intended as “relocation apartments,” serving as furnished temporary housing for approximately three months for tenants affected by subsequent construction phases.
Community Enhancements and Green Spaces
Beyond the residential units, the project also aims to improve the overall living environment. Plans include enhancing and expanding green spaces, with all building roofs to be greened. The central area of the neighborhood will be more distinctly defined to foster a stronger “neighborhood identity.” While the ground floors previously consisted almost entirely of apartments, they will now feature communal spaces. The District Committee has also suggested incorporating shops for daily necessities and meeting zones to promote public life within the settlement.
The question of parking solutions remains open. It is yet to be determined whether a multi-story car park will be built to compensate for lost parking spaces or if the existing underground car park will be expanded.
Next Steps: City Planning Commission Review
The City Planning Commission is expected to review the plans shortly and issue a statement regarding the preliminary permit application. This step is crucial for the further progression of the project, which seeks to address Munich’s growing housing demand while navigating the complexities of urban development and existing community needs.
