Adler Group Sells Landmark “Kornversuchsspeicher” Office Building in Berlin

Berlin, April 7, 2026 – Adler Group S.A. (“Adler Group”) today announced the sale of the “Kornversuchsspeicher” office building to Berlin-based construction management specialist BAL Group. Lübke Kelber exclusively advised Adler Group on the sale.

Historic Landmark in Europacity Changes Hands

The 2,330 square meter property is the only historic building in Berlin’s Europacity. As an early example of a steel-reinforced concrete skeleton structure, the “Kornversuchsspeicher” represents a landmark building that is both heritage-protected and modern, following comprehensive architectural transformation.

Dr. Karl Reinitzhuber, CEO of Adler Group, stated, “With the sale of the Kornversuchsspeicher, we are handing over an architecturally distinctive and multi-award-winning property in Berlin’s Europacity. The building, honored with the German Architecture Award in 2023, is of great importance for the urban development of this newly developed district of Berlin as the only preserved existing building in Europacity.”

He added, “This transaction is another milestone on our path to fully concentrate on and further develop our rental portfolio in the attractive Berlin market.”

Demand for Unique Properties Remains Strong

Benno Fischer, Head of Transaction Berlin at Lübke Kelber, commented on the sale, saying, “The sale of the ‘Kornversuchsspeicher’ demonstrates that despite the currently challenging office investment market, there is demand for such unique building types. The decisive factor in this case was the combination of a central location, modern amenities, and the architecturally high-quality historical appearance.”

The “Kornversuchsspeicher” is situated directly on the Westhafen Canal, which flows into the Spree at the end of Europacity. During its modernization and extension, great emphasis was placed on sustainable materials and surface finishing to aesthetically combine the existing structure with the new additions. This approach also incorporated a comprehensive ESG concept, which notably focuses on the reuse of building materials.

Adler Group’s Strategic Shift

The sale aligns with Adler Group’s strategy to streamline its operations and focus on its core residential rental portfolio in Berlin. This move is expected to strengthen the company’s position in the highly competitive Berlin real estate market.

The “Kornversuchsspeicher” has been a significant architectural feature of Europacity, reflecting a blend of historical preservation and modern design. Its sale to BAL Group, a specialist in construction management, ensures its continued prominence within the urban landscape.

The transaction highlights the ongoing activity within Berlin’s real estate sector, particularly for properties that offer unique historical value combined with contemporary functionality and sustainable features.
