This year, Berlin has seen the completion of numerous housing construction projects, highlighting the current dynamic in new builds. These examples span from large-scale district developments to targeted infill projects across various districts. Many of these initiatives prioritize social housing and energy-efficient construction methods. Here’s an overview of where new housing has emerged this year.
Diverse Developments Across Berlin
In 2025, several housing projects were finalized in Berlin, exemplifying the multifaceted nature of current new construction. The spectrum ranges from extensive district developments in Treptow-Köpenick and Niederschöneweide to smaller residential buildings in Marzahn, Charlottenburg, or Tempelhof. Many projects combine social funding, energy-efficient construction, and contemporary architecture. This overview summarizes the new buildings that have been completed and are now ready for occupancy.
Treptow-Köpenick: HOWOGE Completes Project Ahead of Schedule
The four to five-story residential buildings on Anne-Frank-Straße feature clear facade structures, with green recreational areas and new playgrounds emerging between the buildings. On the site of a former secondary school, HOWOGE is developing a new residential quarter with a total of 583 apartments. The first 211 units have been ready for occupancy since May 2025, two months ahead of schedule. Approximately half of all residential units are designated for WBS households, and a largely car-free, energy-efficient quarter with photovoltaics and spacious green areas is being created. Overall completion is still planned for September 2026.
Niederschöneweide: BUWOG Drives Development at “Weydenhof”
In Niederschöneweide, the “Weydenhof” by BUWOG has been completed, comprising approximately 135 owner-occupied apartments. On the approximately 60,000 square meter former industrial wasteland, new apartments, green spaces, and social infrastructure have been realized in several construction phases. The project is part of the larger “BUWOG Wohnwerk” development area, where further rental apartments, a daycare center, and a public riverside path will be built by 2027.
Marzahn-Hellersdorf: Socially Funded Residential Building with 137 Apartments Completed
The building was constructed on a previously sealed parking lot at the edge of a prefabricated housing estate. On Rabensteiner Straße in Marzahn-Hellersdorf, STADT UND LAND completed an eleven-story residential building with 137 rental apartments in July, several months ahead of schedule. The new building offers one to four-room apartments, about half of which are barrier-free, all with balconies or terraces. Approximately 90 percent of the units are rented as social housing.
Kaulsdorf-Nord: Serial Construction Shapes New Residential Ensemble
The “Lion Feuchtwanger 61” residential complex, with its serial construction and wavy facade design, characterizes the surroundings of the Kaulsdorf-Nord large housing estate. On Lion-Feuchtwanger-Straße in Kaulsdorf-Nord, a six-story residential ensemble with 124 rental apartments has been created. With quiet street facades, open courtyard sides, and diverse apartment types, it deliberately distinguishes itself from the surrounding large housing estate. The project is based on serially manufactured concrete modules that allow for flexible floor plans and are ecologically advantageous.
Rummelsburg: New Residential Quarter Focuses on Energy-Efficient Architecture
The seven new buildings of the HOWOGE project on Lückstraße characterize the new quarter in Rummelsburg with energy-efficient architecture and protected outdoor spaces. In Lückstraße in Berlin-Rummelsburg, a seven-part residential quarter with 158 apartments and six commercial units has been completed, operating entirely without fossil fuels. The “Nur-Strom-Ensemble” (All-Electric Ensemble) relies on photovoltaics, heat pumps, and green roofs, meeting the KfW-55 standard. With a high proportion of subsidized apartments and various housing forms, the project targets a wide range of residents.
Charlottenburg-Wilmersdorf: 61 New Social Housing Units with Daycare Completed
The two residential buildings on Reichsstraße blend into the streetscape of Westend with clear facade design. In Reichsstraße in Charlottenburg-Wilmersdorf, two new buildings with a total of 61 rental apartments have been completed this year. A large proportion of the apartments are socially subsidized and offered at net cold rents of just under 7 euros per square meter, supplemented by barrier-free units for various living needs. The project also integrates a daycare center and a playground.
Tempelhof-Schöneberg: New Residential and Commercial Building Ready for Occupancy
The new building at Tempelhofer Damm 155 complements the street with contemporary design and new commercial space. At Tempelhofer Damm 155, a six-story residential and commercial building with 26 apartments and a commercial area has been completed, replacing a previously existing flat building. The new building shapes the streetscape with a bright facade, clean lines, and steel balconies, while a dark-contrasting staggered floor complements the architecture. With the commercial unit on the ground floor already opened, the project is fully operational.
Neukölln: 158 Rental Apartments in “Buckower Felder” Completed in June
In the Neukölln quarter “Buckower Felder,” STADT UND LAND has completed seven new residential buildings with a total of 158 rental apartments, thereby realizing a significant part of the growing urban development area. The new apartments complement the units already occupied at the end of 2024 and contribute to the creation of a total of approximately 900 apartments in the quarter by 2026. With the current completions, the full formation of the exemplary, socially and ecologically oriented new development area is perceptibly closer.
Spandau: 16 New Buildings with 1,300 Apartments in the Havelufer Quartier
In the Havelufer Quartier in Berlin-Spandau, all 16 new buildings with a total of approximately 1,300 apartments have been completed, a large part of which will be ready for occupancy in 2025. The completion was achieved within just four years, despite the complexity of the heritage-protected industrial area and the challenges posed by the pandemic. The quarter offers a mix of apartments for singles, families, age-appropriate living, co-living, and socially subsidized housing. As Drees & Sommer announced in June, work on two existing buildings, as well as on infrastructure and outdoor facilities, will still be ongoing at the end of 2025, so that the quarter will eventually offer space for approximately 4,000 people.
