Berlin, March 4, 2026 – The Ludwig Hoffmann Quarter in Berlin-Buch is entering its final development phase, with construction of approximately 450 new residential units, micro-apartments, and commercial spaces set to begin this year. This significant step towards completing one of Berlin’s largest conversion projects is based on an updated urban development contract between the district, SITUS, and Bonava.
Updated Urban Development Contract Paves the Way
The updated urban development contract for the Ludwig Hoffmann Quarter, originally signed in 2023 with the Pankow district office, has been revised, and the associated development agreements are now officially signed. The parties involved include the district, project initiator Andreas Dahlke, and residential developer Bonava. This agreement marks a crucial milestone for the development of the 28-hectare former municipal hospital site in Buch.
Construction to Commence in 2026
Construction on the last undeveloped area of the quarter is scheduled to begin in 2026. Over the next three years, a combination of residential and commercial buildings will be erected, bringing the development of the extensive area to its conclusion.
Diverse Housing Options for Berlin-Buch
The plans include approximately 450 new residential units. Bonava will develop a residential complex with 182 apartments, a building with 71 service apartments for seniors, and two new buildings offering a total of 195 micro-apartments, primarily targeting students and young professionals. The project will also include classic owner-occupied apartments.
SITUS GmbH will oversee the renovation of Franz Ehrlich’s heritage-listed building, which will be supplemented with 44 apartments and 24 commercial units. The garden, designed in 1957, will also be restored to its original form, blending new construction with the preservation of historical elements within the ensemble.
Pankow’s Growth Continues
Pankow, with over 400,000 residents, is Berlin’s most populous district and continues to experience growth as a residential and scientific hub. Further population growth is projected for the coming years, with Buch benefiting from its proximity to expansive green spaces and its connection to the campus for health economics and research, which includes the Helios Klinikum Berlin-Buch. Since the inception of the quarter’s development, approximately 500 apartments, educational facilities, and social infrastructure have already been established in the Ludwig Hoffmann Quarter.
Completion Expected by 2030
For Bonava, this project also signifies a return to more active land acquisition, as the 39,000 square meter site was the last available area in the quarter. Details regarding the purchase price have not been disclosed.
With the newly agreed implementation timeline extending to 2030, the transformation of the former clinic site into a mixed-use urban quarter is nearing completion. After more than a decade of planning and construction, the Ludwig Hoffmann Quarter is set to become a fully realized residential area with a scientific environment and preserved historical substance.
