Green Light for Beiersdorf Quarter Construction in Hamburg-Eimsbüttel
Hamburg, June 24 – After a two-year planning hiatus, the new urban quarter on the former Beiersdorf site in Hamburg-Eimsbüttel has received the green light for construction. Located between Quickbornstrasse and Unnastrasse, the project will see approximately 850 new apartments built over the next nine years.
The Beiersdorf pension fund will invest around 700 million euros in the historic company location. The new urban quarter will comprise five blocks, featuring apartments, commercial units, gastronomy, and two daycare centers.
A Showcase Project for Hamburg
Christian Zierau, District Administrator of Eimsbüttel, expressed his satisfaction with the project. “We urgently need housing. This area is very densely populated, which is why this is a showcase project that brings together mobility, climate, and living,” Zierau told NDR on Wednesday.
The development is set to significantly alter the district’s appearance. It will include large apartments for families, smaller units for singles, age-friendly housing, as well as apprentice and student accommodations. The residential blocks will range from five to eight stories, largely aligning with the existing older administrative buildings.
In addition, two high-rise buildings of up to 14 stories are planned. The quarter will be publicly accessible via two main pathways. Alongside 850 underground parking spaces for cars, 1,800 bicycle parking spaces will also be created.
Broad Support for the Project
The project has received approval from the SPD and Greens in the district assembly. Gabor Gottlieb (SPD) hopes for a “vibrant quarter with a high quality of life.” Ali Mir Agha of the Greens is confident that the 700 million euro project can become an “important benchmark for Hamburg.”
Urban Development Senator Karen Pein (SPD) echoed this sentiment: “We are not on an empty plot here, but on an area that was used as an office location and is now being converted into a residential area.” Pein suggested that this model could be considered for other locations as well.
Detailed Planning and Previous Delays
An architectural competition was successfully concluded in 2023 following extensive public participation. However, the project was temporarily halted shortly thereafter due to changes in economic conditions, among other factors.
Despite the delay, Beiersdorf remained committed to the project and continued to develop the residential and open space concept.
Impact on the Local Community and Future Outlook
The construction of the Beiersdorf Quarter is expected to bring significant changes to Eimsbüttel, providing much-needed housing and revitalizing the area with new commercial and social infrastructure. The integration of various types of housing, from family-friendly to student accommodations, aims to create a diverse and inclusive community.
The project emphasizes sustainable urban development, incorporating aspects of mobility and climate considerations into its design. The creation of numerous bicycle parking spaces and public pathways underscores a commitment to accessible and environmentally friendly living.
The investment by the Beiersdorf pension fund highlights a long-term vision for the site, transforming a former corporate hub into a dynamic residential and commercial district. This initiative aligns with Hamburg’s broader goals of addressing housing shortages and fostering vibrant urban environments.
The successful completion of the architectural competition and the subsequent approval signal a significant step forward for this ambitious urban development project, promising a new chapter for the Eimsbüttel district.
