Hamburg, May 4 – Rental prices for apartments offered on real estate portals in Hamburg have continued to climb, though at a significantly slower rate compared to the previous year. This is according to the latest housing market survey conducted by Ohmoor Gymnasium. It is important to note that this study does not include rental prices from housing cooperatives or SAGA.
40 Years of Tradition: Students Analyze Housing Market
For 40 years, it has been a tradition at the Niendorf Gymnasium: the geography advanced course sifts through thousands of rental apartment advertisements and calculates how rental prices are developing. This year, eleventh-grade students evaluated approximately 5,000 advertisements from January to March. The study found that the average cold rent in Hamburg was 15.88 Euros per square meter, representing a 1.8% increase over the previous year’s value.
Significant Increase in Surrounding Areas
“The leader in rents this year was the Old Town with 30.88 Euros per square meter,” said student Jana, noting that this was an average from twelve listings. In the surrounding areas of Hamburg, rents increased significantly more, according to the gymnasium’s study. There, an average of 12.65 Euros per square meter was recorded, a 4.8% increase.
Numerous Exchange Offers Signal Tense Situation
During their search for housing offers, the students also noticed a particularly high number of apartment exchange offers. “This is a signal of the tense situation in the housing market,” believes Rolf Bosse, head of the Hamburg Tenants’ Association. Bosse also cautioned that the slowed increase should not obscure the fact that the overall rental level remains too high.
Residential Property Prices in Hamburg Slightly Decreased
In related news, prices for single and two-family homes in Hamburg decreased by an average of six percent. In contrast, prices for condominiums increased by four percent, according to the new LBS Real Estate Market Atlas.
