Moabit: The ‘Port One Berlin’ Office Complex is Taking Shape on Friedrich-Krause-Ufer
Berlin, May 1, 2026 – A prominent office and commercial complex, ‘Port One Berlin,’ is currently rising on Friedrich-Krause-Ufer in Moabit. This project is slated for completion by the end of 2027 and aims to further enhance the northern urban edge of Europacity. Following earlier delays, the implementation is now proceeding as planned.
Port One Berlin in Moabit: Construction Progress
The shell construction of the office and commercial complex, offering approximately 32,700 square meters of rental space, is visibly progressing, with the distinctive round arches on the ground floor already completed. The project, located on Friedrich-Krause-Ufer, not far from Nordhafen, is being developed by a consortium of several project partners. This undertaking is situated within Europacity, one of Berlin’s central development areas that has been gradually densifying for years.
The plan envisions an ensemble with around 32,700 square meters of rental space spread across 14 floors. The current approach replaces the previous concept, known as ‘Thirty Eight Berlin,’ and was rebranded as part of a repositioning effort. Completion is currently anticipated for the second quarter of 2027.
Construction Progress of the Office and Commercial Complex in Moabit: Shell Reaches Several Floors
After prolonged delays under the previous project name, implementation is now proceeding according to schedule. Excavation and preparatory construction measures have been completed, and the shell construction is rapidly advancing, having already reached the fourth upper floor. Concurrently, building services trades have commenced their work.
The architectural concept is already becoming apparent in the cityscape. Project managers expect no changes to this timeline, with completion occurring as planned by the end of 2027. The building is thus growing noticeably faster than in earlier project phases.
Design of ‘Port One Berlin’: Arches Referencing the S-Bahn
Even in its shell, the architectural concept is evident. Distinctive round arches are visible on the ground floor, intended to evoke Berlin’s S-Bahn arches. Basket-handle arches and a solid facade with large arches are also planned for the ground floor, lending weight to the base. The upper floors will feature glass surfaces and horizontal natural stone bands. Rounded building corners are designed to give the structure a softer appearance. A 55-meter-high tower is planned on the south side of the site, with its peak housing a sky lounge offering a 360-degree panoramic view of Berlin.
Usage Concept of the High-Rise: Offices, Daycare, and Community Areas Under One Roof
The planned usage program extends beyond traditional office spaces. It also includes an innovation campus, a daycare center, a café, a canteen, and an event lobby. Co-working spaces could additionally be created on the first upper floor.
Furthermore, there will be approximately 6,000 square meters of green and terrace areas, including 2,300 square meters of roof gardens and about 4,100 square meters of what is called a “Berlin Jungle.” Some of these areas will be accessible to all users, while others will be exclusively available. Immediately adjacent, the “Berlin Decks” commercial campus is also being developed, indicating that the northern part of Moabit is increasingly evolving into a business location.
The ensemble, with its planned mixed-use of offices, daycare, and gastronomy, is being built not far from Berlin’s main train station.
