Munich Wohnen, the municipal housing association, is expanding its presence in the new development area on Pasing’s Paul-Gerhardt-Allee. The company is commencing the rental of 122 newly constructed apartments across two individual projects, addressing the demand for affordable housing in one of the state capital’s largest new urban quarters.
Affordable Living for Over 300 Residents
With its commitment to Munich’s western district, Munich Wohnen is creating affordable housing for a broad spectrum of residents. The municipal housing association will provide living space for more than 300 tenants across two distinct projects along Hermine-von-Parish-Straße. This initiative aims to foster a lively and robust neighborhood within the new quarter by offering suitable apartments for tenants in various life situations, along with communal amenities and essential social infrastructure.
Integrated Community Facilities
One of the two projects, situated at the entrance of the new quarter between Hermine-von-Parish-Straße and Franz-Langinger-Straße, comprises three individual buildings. Beyond new residential units, this complex will host crucial social and community facilities for the new quarter, including a daycare center, a neighborhood meeting point, and a children and family center. Additionally, a “Caring Community” concept is integrated, featuring seven privately financed residential units. This living arrangement promotes neighborly interaction and is particularly aimed at individuals who wish to support each other in daily life. In total, this distinctive new construction project offers 54 apartments, 47 of which will be rented according to the income-oriented funding (EOF) guidelines via the City of Munich’s housing portal (SOWON).
Key-Ready Acquisition Adds 68 More Units
Just a few meters away, between Berdux- and Hermine-von-Parish-Straße, Munich Wohnen is renting out an additional 68 affordable apartments. This project involved a key-ready acquisition that was recently completed. Munich Wohnen acquired three individual houses from a larger residential construction project developed by INDUWO Wohnbau, a sister company of DEMOS Wohnbau GmbH. All 68 apartments in this project will also be rented according to the income-oriented funding guidelines through the SOWON portal. A notable feature of this project is the communal rooftop gardens on two of the buildings, which, with their green spaces, enhance the quality of life in the quarter.
“Where Munich grows, the state capital’s housing association is also present,” stated Jörg Franzen, Chairman of the Management Board of Munich Wohnen. “With the 122 new apartments on Paul-Gerhardt-Allee – stemming from both collaborations and our own construction activities – we are creating affordable housing for broad segments of the population in this new residential area, while also making a significant contribution to a vibrant, socially balanced neighborhood. My thanks go to all colleagues who successfully supported these projects in Pasing.”
Commitment to Socially Balanced Neighborhoods
Munich Wohnen’s efforts underscore its commitment to providing accessible housing and fostering integrated communities. The strategic placement of these new developments, coupled with the inclusion of vital social infrastructure, aims to create self-sufficient and harmonious living environments. The emphasis on income-oriented funding ensures that these new homes are accessible to a wide range of residents, promoting social equity within the rapidly expanding city.
Pasing’s Transformation into a Vibrant Urban Hub
The Pasing district continues its transformation into a vibrant urban hub, with these new housing projects contributing significantly to its growth and development. The integration of community centers and shared spaces reflects a modern approach to urban planning, prioritizing not just housing units but also the social fabric of the neighborhood. The rooftop gardens, in particular, offer residents green oases for relaxation and social interaction, enhancing the overall appeal of the new quarter.
Future Outlook and Ongoing Efforts
Munich Wohnen’s ongoing initiatives demonstrate a proactive approach to managing urban growth and ensuring that development benefits all residents. The successful implementation of these projects in Pasing sets a precedent for future urban development, emphasizing sustainability, community integration, and affordability. The focus on diverse housing options and robust social infrastructure aims to create resilient and thriving neighborhoods that cater to the evolving needs of Munich’s population.
