Berlin, October 6, 2026 – Ardian and Rockfield’s student housing joint venture has acquired a majority stake in The Social Hub Berlin, a hybrid asset located at Berlin Alexanderplatz. The facility integrates student accommodation with premium extended and short-stay offerings and local community spaces. While financial details were not officially disclosed, sources estimate the investment to be in the region of €100m.

As part of the agreement, The Social Hub will retain a minority holding in the asset and will continue to operate the facility under a long-term management agreement. This acquisition represents the second investment in Germany for the joint venture, following last year’s acquisition of the Blue Gate student residence in Aachen.

Significant Investment Expands European Portfolio

Rockfield and Ardian stated that this deal is the second largest single-investment for their fund to date, increasing its total investment volume to over €1.16bn and encompassing approximately 7,500 beds across Europe. The transaction also establishes a new strategic partnership between Rockfield, Ardian, and The Social Hub. Alongside The Social Hub’s existing shareholders, APG and GIC, the joint venture introduces long-term core-plus capital and sets a framework for future investments.

This is also the first transaction executed under The Social Hub’s new asset-light strategy, which pairs the hospitality group’s operating platform and brand with institutional capital to fund the acquisition of existing assets and a pipeline of new sites.

The Social Hub Berlin features 474 units spread across 10 floors, offering a blend of student accommodation and premium extended and short-stay options. The partners also plan to fund a refurbishment program for the property.
